Midland East RV Park Rules

These guidelines were established to maintain high standards of cleanliness and safety. With a “Good Neighbor Policy” in mind, guest compliance is very much appreciated and will ensure a pleasant stay for everyone.  Since every contingency cannot be covered in a set of rules, modifications may be necessary. Therefore, management reserves the right to make changes deemed necessary to these rules at any time & without notice.

  • All RVs and motorhomes must be road ready, licensed and have current insurance and registration.
  • Park Management reserves the right to refuse service to any RV based upon its appearance or condition.
  • Quiet hours are between 10 pm and 8 am.
  • Five (5) MPH speed limit in the park for all motorized vehicles
  • NO SUBLETTING without prior approval from park management.
  • All overnight guests must register with the park.
  • RV Owners are responsible for all damages caused by themselves or their guest.
  • The park is not responsible for loss, damage or injury due to fire, accident, theft, weather, or catastrophic events
  • Management reserves the right to refuse services, ask visitors to vacate, or deny access to anyone under any circumstances it deems necessary.  There will be no refunds if asked to leave the park.
  • Mowing & trimming is done as needed. Please keep items in yard picked up so that we can mow completely.
  • All sewer hoses MUST be up on a support. Park is NOT responsible for unsupported hoses and damage done during maintenance.
  • Appliances will NOT be allowed outside your RV.
  • Premises must always be kept clean and neat. No junk or trash. No outside clotheslines!
  • Household trash MUST BE thrown away in the dumpster(s) provided. No job site dumping, no furniture, appliances, or anything other than household trash will be allowed.   Do not leave trash outside in your site over night!
  • Any laundry left in the machines or in the facility over night will be removed the following day.  Laundry should be removed from machines in a timely manner so that other guests can use the machines.
  • Texas law mandates the use of a sewer hose seal (threaded connector/rubber donut) – this is Mandatory
  • ALL water hoses and connections should be leak-free.
  • All site fees, storage invoices and any other fees are due on the 1st of the month payable by check, money order or credit card.
  • Unpaid balances will incur a late fee of 15$ on the 5th day immediately following the initial due date. If a balance remains unpaid, an additional fee of $40 will be assessed on the 10th day immediately following the initial due date.
  • Failure to make arrangements to pay by the 15th of the month can result in a 72-hour notice to pay or vacate.
  • Long-term guests can put down a $100 deposit to hold their site, but it is not refundable in the event of a cancellation.  
  • Short-term Guests receive a full refund minus a $25 cancellation fee if cancelled before 48 hours of check-in on standard.  After 48 hours, the deposit is forfeited and will not be applied to a future stay. 
  • There are no refunds for early departure.
  • Short-term Stay Cancellation Policy – Guests receive a full refund minus a $25 cancellation fee if cancelled before 48 hours of check-in on standard, short term reservations. After 48 hours, the reservation balance is forfeited and will not be applied to a future stay.  For holiday and event weekend reservations, guests must cancel 7 days prior to check-in in order to get a full refund.  Cancelling within 7 days results in a full forfeit of the reservation cost. 
  • Vehicle repair and maintenance is not allowed at the RV sites.
  • Boats or trailers are NOT to be parked in RV sites. Check with management for designated boat/trailer parking.
  • All empty RV sites are subject to rental: NO parking at any time and please do not allow awnings or any possessions to impede empty RV sites.
  • NO ground fires, NO fireworks, and NO open-carry or illegal firearms are allowed in the park. The discharge of any firearm is grounds for immediate eviction from the park.
  • Illegal drugs, as identified by the State of Texas, are prohibited in the park
  • Public intoxication, vandalism, theft, domestic violence, and/or disorderly conduct will NOT be tolerated inside the park. Management reserves the right to refuse any guest from public consumption of alcohol in an of the common areas. 
  • Our RV Park has a zero-tolerance policy for ANY drug use or activity. No warning will be given to guests if drug use or other activities are observed. We will contact the authorities if such activity is suspected on park grounds.
  • Parents are responsible for the conduct, safety, and wellbeing of their children.
  • Parents are financially responsible for any damages perpetrated by their children.
  • Children under the age of 10 must always be accompanied by an adult in public areas of the park.
  • Pets are welcome. 1 pet is included in each reservation. 
  • The second pet is $5 per night for short-term reservations.
  • There is a max of 2 pets per reservation. Additional pets require prior approval.
  • All pets (cats and dogs) must be on a leash (6ft or shorter) at all times when outside their RV
  • We reserve the right to refuse or require the removal of any animal at any time
  • Excessive barking is not allowed
  • Guests must pick up after their pets
  • Pets are prohibited from entering ALL park buildings and facilities 
  • Aggressive animals will not be allowed in the park. You will be asked to leave with no refund if your pet shows any aggressive tendencies or complaints are verified
  • Pet fences are not allowed
  • Pets may not be left outside unattended
  • Do not feed wild or stray animals

We accept checks, money orders, cashier’s checks and credit cards.  Guests can pay by credit card over the phone or by logging into the guest portal. 

To receive the monthly rate, guests will need to call the office to complete an application, provide pictures of their RV and agree to a background check.

Long stay guests are required to provide pictures of all sides of their RV, complete an application, pay a $35/person or $55 for a couple application fee.  Park staff will complete a background check and will inform guests of their approval status.  Upon approval, guests may put down a $100 deposit to hold their site for a future date.  This is non-refundable and is applied to the first month’s site rent.
